S.L. Nusbaum Realty Co. announces sale of former Mcdonald Garden Center to Family Medicine Healthcare
NORFOLK, VA (June 2018) – S.L. Nusbaum Realty Co. is pleased to announce the sale of 3.014 acres located at 3913 and 3925 Portsmouth Boulevard in the Western Branch area of Chesapeake, VA. The site was previously occupied for 25 years by McDonald Garden Center, which closed in 2017 due to changing shopping habits and competition from big box stores. The property was sold by Chesapeake Gardens, LLC to Portsmouth Boulevard Investments, LLC for $1,700,000. Tommy Drew, Vice President, S.L. Nusbaum Realty Co., handled the transaction. The new owner, Family Medicine Healthcare, is a privately owned, independent family practice which has been operating in the Portsmouth, Western Branch, Chesapeake and North Suffolk areas of Hampton Roads since 2004.
Plans for the site include a new one-story, state-of-the-art medical office building of approximately 9,000 square feet, designed by Randolph T. Hicks, AIA, Architect. The energy-efficient building, to be constructed with eco-friendly materials, will provide generous parking and convenient access, a covered drive-thru porte cochere and building canopy for sheltered patient entrance, a large comfortable reception/waiting room with a raised ceiling and clerestory windows for natural light, state-of-the-art, multi-functional exam and procedure rooms, flexible spaces for staff support with efficient circulation for optimal patient experience and technology infrastructure for secure information systems. There is area on-site for an additional 10,000 square foot future expansion and landscaped courtyard for patient and staff green space. Construction is to commence in August, 2018 with completion expected in June, 2019. Contracting services on the project are being provided by Sussex Development, civil engineering by Kimley-Horn, structural engineering by Lynch Mykins and P, M & E by Pace Collaborative.
